Please review all details carefully prior to confirming your booking.

Each villa is guest-friendly.
However extra people are not allowed. Occupancy is limited to the number of people specified in the rental agreement. For instance, a 6-bedroom villa accommodates a maximum of 12 people, including adults, children, and local guests (e.g., 6 adults and 6 local guests | OR | 10 adults, 1 local guest, and 1 child).

Check-in from 15h00 ( 3h PM ) until the time noted in your reservation.
Check-out until 10h00  ( 10h AM )

Early check-ins and late check-outs may be requested but are subject to availability and may incur additional charges. 

✔ Late Arrivals:
Please note that our villas do not feature a reception desk. If you expect to arrive after nightfall, please inform us in advance. For bookings made directly through our official website, arrivals are accepted at any time—24/7—provided that you have notified us of your expected arrival at least one day in advance. For reservations made through third parties (OTAs, travel agencies, etc.), please check the specific check-in deadline, as it may differ, and late arrival fees may apply. If main guest fail to check in on the first day of your reservation, your entire booking will be automatically canceled without a refund and marked as a no-show.

✔ Booking Confirmation:
For reservations made directly through our official website: A payment of 50% of the total cost is required at the time of booking by cash, bank transfer, or credit/debit card. The remaining balance is due 60 days prior to arrival.
For reservations made through third parties (OTAs, travel agencies, etc.), a payment of 100% of the tocal cost is required at the time of booking.

✔ Security Deposit:
A security deposit of THB 30,000 is required upon check-in, payable by cash, Visa, or Mastercard. The deposit is refunded at check-out using the same payment method and currency, provided no damage has occurred to the property or its contents.
For cash deposits, payment can be made in your local currency (approx. USD 900 / EUR 800 / HKD 7,200). Card refund processing times may vary between 1 to 10 business days, depending on your bank.

Water is included.

Electricity is not included
Pattaya: 12 THB/kWh| Koh Samui: 10 THB/kWh | Koh Phangan: 9 THB/kWh. 
Meter readings will be recorded at check-in and again at check-out, with consumption settled upon departure.

Pets is not permitted.

✔ Smoking is prohibited inside the villa (including bedrooms and living areas), however, Smoking is permitted on the exterior, balcony, patio, outdoor areas, etc… where ashtrays are provided.

✔ Identification Requirement:
Upon check-in, all guests must present a valid passport with a visa or entry stamp. The main guest on the reservation must be present, and their name must exactly match the name on the booking and passport. Check-in will be denied without refund if another name or nickname is used.

✔ Housekeeping & Linen: 
Fresh bed linens, towels, and bathroom amenities are provided. Towels are refreshed every 3 nights, and bed linen is changed every 6 nights in accordance with our “Save the Planet” eco-policy. Additional cleaning or linen changes are available on request for a supplementary fee.

✔ Security & Privacy: 
Smile, you are on camera.  Exterior areas of the villa are equipped with CCTV security cameras for your safety. These recordings comply with legal standards and may serve as evidence in case of accidents, damages, or incidents. There are no cameras inside the villa, and staff do not have access 

✔ Art & furnishings:
All interior furnishings and furniture must remain inside the villa, and only exterior furnishings and designated outdoor furniture may be used for external purposes. 
The Villa contains several precious contemporary and antique art pieces. This collection is part of the uniqueness of the villa. Guests must be aware of the unique nature of these works of art and antiques and be especially cautious to avoid any damage. Any damage to artworks and antiques during the rental period will be the responsibility of the Lessee and any damages incurred by the Lessor will be set off against the aforementioned security deposit and if these damages exceed the amount of the security deposit the Lessee shall be liable to compensate the Lessor for the difference.

Electricity Policy
The only unknown expense is the Electricity. Unfortunately during period all inclusive, we noticed that customers do not play along : some people keep windows opens with air conditioning working including during extended absence to visit, keep all lights switch on during all the night,.... Thus, we have revised our prices down to let you pay only your own electricity consumption, Electricity costs are calculated based on your actual use. This helps us keep rental prices fair and sustainable for everyone, aligning with global villa rental standards.

✔ Parking: 
Vehicle and motorcycle parking is not permitted directly within the villa premises. Parking is available adjacent to the villa, in front of the main gate, under 24-hour CCTV surveillance inside the secure village compound and near the main security gate.

Occupancy Violation: 
The total number of occupants, including adults, children and local guest, must not exceed the number specified in the rental agreement. If additional unregistered guests are found on the property, management reserves the right to charge an additional fee based on the published rate or to ask the guests to vacate immediately. A fine of THB 20,000 per extra person (staying overnight or not) applies.

Stays over 15 days = -5% discount 
Stays over 1 month = -15% discount 
Recurrent booking = -5% discount 
Early Booking 365 days before the day of arrival =  -5% discount 
All discounts can be granted at the same time. The discounts are not applicable during promotion periods that already include a discount ( last minute discounts, for example ) that is at least as much as the discounts that would otherwise be applicable.
